Our architectural services presently extend to private developers for a one off bespoke home or a business who are looking to expand, where architectural services are required for the residential, retail or industrial scheme.
We are a large enough architectural practice to compete with larger local Architects in Huddersfield and the North of England in general, but small enough to provide a personal and cost effective service. We presently cover the Huddersfield, Leeds, Manchester and York areas.
A feasibility report indicates how a development could be altered, extended or developed to meet the client’s or business’ aspiration.
Created in line with present design guidance, your report content would generally include the information you, or your company require and will include information, drawings and sometimes 3D models to show how a building will look and work, inside and out.
Following those discussions, we can amend the drawings and models to reflect any new ideas or decisions enabling you to agree on the ideal design and take the next step in the process. This may either be seeking statutory consents or arranging a cost analysis to be carried out.
finance + costs
Understanding and controlling costs is a vital part of any construction project.
At France + Associates we’ll help all we can to give you or your advisers clear costing information as far in advance as possible. Our costs are always based on drawings and specifications. However, we know that by thinking ahead and including in our drawings the extra details that are not traditionally needed until later in the project, we can often save you time and money.
A clear indication of costs also allows you as a client or organisation to arrange finances for the project, or scale back the amount of development to take place.
Via a trusted partner, we can provide you with a full cost breakdown.
In addition, we always recommend an informal tender to identify as clearly and precisely as possible the costs for the whole project.
SURVEY + investigate
Professional surveys ensure that all drawings and costings are based on accurate information.
France + Associates can handle any property surveys on your behalf, using either our own experts or specialist partners with whom we’ve built up long and trusted relationships.
Most domestic constructions need an accurate building survey (to evaluate a building’s condition), a measured building survey (which identifies all the structural and architectural features) and a topographical survey (mapping the site itself). Depending on the property and its location other surveys may also be needed and we can help with these, too.
With our experience we are equipped to advise what further surveys are required.
planning and building CONSENT
France + Associates have an excellent reputation for steering challenging applications through the planning system.
Having worked successfully on securing consents for large multipurpose sites in greenbelt and conservation areas, complex or listed buildings and many individual homes, you can be confident that your planning application is in good hands. We give all the advice you or your advisers need on the best way to proceed and we’re meticulous about anticipating and overcoming potential issues before they actually happen.
Where the application is particularly complicated or due to size of development, we work alongside planning and highway consultants.
Once planning consent is granted, we develop the initial drawings into working plans, including those required to satisfy building regulations as well as plans for use by the construction team. Our clear, concise drawing information and specifications enable accurate cost proposals and instruct your building contractor on exactly what must be achieved.
The key to successful contract administration is good communication and compliance. At France + Associates, we’re thorough, clear and easy to work with at all times.
Our outstanding track record in handling projects of all sizes is your assurance that we can project manage your construction efficiently and professionally. A key aspect is ensuring you as the Employer comply with all relevant duties of various regulations, such as the latest CDM regulations.
It is imperative the right contract is also administered, to protect all parties from risk during the building project.
We are often, as construction professionals asked to investigate into matters where Contract Administrators / Architects / Building Contractors / Employers have not complied with their duties, so rest assured, we endeavour to avoid the mistakes fellow professionals have made!
We may be experienced professionals, but we’re also friendly and helpful, and we aim to keep you and the entire construction team informed every step of the way. And when the project is complete, our keen eye for detail ensures that your new home is flawless, giving you the new start you want and deserve.
